More than a century after Kempinski began shaping European hospitality, the brand is bringing that legacy to its first standalone residential development in the United States. Kempinski Residences Miami Design District is planned at the gateway to The Miami Design District™, pairing a globally recognized hospitality platform with a residential setting defined by architecture, design and expansive Biscayne Bay views.
Developed by DaGrosa Capital Development Partners in partnership with Kempinski Group, the project comprises two architecturally linked 23-story towers at 3801 and 3883 Biscayne Boulevard. Arquitectonica leads the architecture, Rockwell Group is shaping the interiors, and Enea is responsible for landscape architecture – a team aligned with the creative character of The Miami Design District™. The development includes 128 condominium residences, six private townhomes and 18 resident-only guest suites, with just four residences per floor.
Residences range from two to four bedrooms, with interiors of approximately 2,100 to 3,100 square feet and total living areas reaching roughly 3,700 square feet. Private terraces frame views across Biscayne Bay and the Downtown Miami skyline, while the fourth-floor sky bridge connects the two towers and serves as a central element of the amenity experience. Pricing begins at $3.7 million, with completion anticipated for the fourth quarter of 2029.
Beyond the residences themselves, the project reflects Kempinski’s hospitality-led approach to ownership. Branded management, resident guest accommodations and an anticipatory service model are intended to bring the refinement and stewardship associated with the company’s international hotels into everyday residential life. Its position at the entrance to The Miami Design District™ also places residents near the neighborhood’s architecture, fashion, dining and cultural offerings, as well as the creative energy of nearby Wynwood.
