Kempinski Frames Its Miami Debut Around Design and the Good Life

Retail & Leisure International presents Kempinski Residences Miami Design District as Kempinski Group’s first branded residential project in the United States, pairing the hospitality company’s European service heritage with a standalone residential development in Miami. Developed by DaGrosa Capital Development Partners, the project is positioned for completion in late 2029 and places design, wellness and managed service at the center of the ownership experience.

A Standalone Residential Debut in Miami

The article reports that the development will comprise 132 apartments across two 20-story towers, together with six townhomes and 17 guest suites available exclusively for residents to purchase. Residences are planned with two to four bedrooms and approximately 2,100 to 3,100 square feet of interior space, creating a relatively focused residential program for Kempinski’s first U.S. branded-residence entry.

Architecture and Interiors Anchor the Concept

Arquitectonica is leading the architecture, while Rockwell Group is responsible for the interiors. Retail & Leisure International also highlights a third-floor amenity bridge connecting the two towers, giving the project a physical link between its residential buildings and shared lifestyle spaces. The design approach supports a hospitality-led concept without incorporating a hotel component into the development.

Wellness, Dining and Recreation Shape Daily Life

The amenity program spans fitness, recovery, dining, entertainment and family use. Planned wellness spaces include a fitness center, spa, padel court, lap pool and cold plunge, infrared and steam saunas, and an outdoor training area. Social and recreational amenities include a restaurant with terrace seating, a library with wine and game lounges, golf and Formula 1 simulators, and a screening room, while children’s spaces include a playroom and splash pad.

Kempinski Brings Its “Good Life” Philosophy to Miami

Kempinski CEO Barbara Muckermann describes Miami as a natural setting for the company’s U.S. residential debut because of the city’s blend of established luxury and forward-looking development. Her comments connect the project to Kempinski’s “The Good Life” philosophy, emphasizing culture, connection, authentic living, European design and service. In Retail & Leisure International’s coverage, that service-led philosophy is the defining link between Kempinski’s hospitality legacy and its new residential presence in the Miami Design District.
