Travel Daily News reports that Kempinski Group is entering the U.S. branded-residence market with Kempinski Residences Miami Design District, a two-tower project developed by Miami-based DaGrosa Capital Development Partners. The launch brings the European hospitality company’s long-standing service culture into a standalone residential setting at 3801 and 3883 Biscayne Boulevard, positioned at the gateway to the Miami Design District.
A Residential Debut Built Around Miami’s Global Appeal
The project will include 132 private residences, six townhomes and 17 guest suites reserved for residents. Homes will range from two to four bedrooms, with interiors of roughly 2,100 to 3,100 square feet and total living areas extending to about 3,700 square feet. Large terraces are planned to capture views across Biscayne Bay and toward the Downtown Miami skyline, while ISG World will lead sales.
Kempinski CEO Barbara Muckermann connects the choice of Miami to the city’s blend of established luxury and ambitious development. In Travel Daily News’ account, she presents the project as a U.S. expression of Kempinski’s “The Good Life” philosophy, combining culture, connection and authentic urban living with European design and service standards.
Developer and Brand Find Common Ground in the Design District
Joseph DaGrosa, founder and chairman of DaGrosa Capital Development Partners, describes the U.S. debut as a significant moment for both the development team and the brand. He points to the Design District’s evolution into an international destination for art, architecture, dining and high-end retail, arguing that those qualities align naturally with Kempinski’s heritage of service and refined residential hospitality.
Architecture, Interiors and Landscape Work as One Design System
Arquitectonica is leading the architecture, Rockwell Group is responsible for the interiors and Enea is designing the landscape architecture. Travel Daily News frames that collaboration around the Design District’s established emphasis on architectural quality, materiality and careful urban integration, rather than treating the project as an isolated luxury tower.
Hospitality Services Move Into Everyday Residential Life
Kempinski will oversee daily management and resident services, extending the brand relationship beyond design and naming rights. Craig Studnicky, CEO of ISG World, identifies that operating culture as a central point of differentiation: buyers may already recognize strong architecture and finishes, but Kempinski adds a long tradition of personalized service and attention to detail.
Amenities Span Wellness, Dining, Entertainment and Family Use
The two towers will be connected by an elevated third-floor amenity bridge. Planned wellness spaces include a fitness center, spa and recovery areas, a lap pool, cold plunge, infrared and steam saunas, and outdoor training areas. Social spaces will include a restaurant with terrace seating, dining salons, a library with wine and game lounges, a screening room, and simulator rooms for golf and Formula 1.
Family-focused amenities will add children’s playrooms, splash pads, shaded play areas and a padel court, supported by landscaped outdoor areas and electric-vehicle charging stations. Taken together, Travel Daily News presents the project as a hospitality-driven residential environment in which the service model, design team and amenity program are intended to operate as one experience.
