Kempinski Brings Its Residential Hospitality Model to Miami Design District

Global Traveler reports that Kempinski Residences Miami Design District marks Kempinski Group’s first branded residential project in the United States, bringing the company’s 150-year hospitality legacy into a private residential setting in Miami. Developed with DaGrosa Capital Development Partners, the project places an established European hospitality brand at the entrance to a district defined by design, culture and luxury retail.

An International Design Team Shapes the U.S. Debut

The article highlights a multidisciplinary team that connects the residential experience to the Miami Design District setting. Arquitectonica is responsible for the architecture, Rockwell Group is leading the interiors and Enea is overseeing landscape architecture. Together, the firms are shaping a project intended to translate Kempinski hospitality into a contemporary Miami residential environment.

Two Towers, Residences and Resident Guest Suites

Located at 3801 and 3883 Biscayne Boulevard, the development was reported with two 20-story towers containing 132 private residences, 17 guest suites and six townhomes. Two- to four-bedroom residences are planned with generous living areas and expansive terraces oriented toward views of Biscayne Bay and Downtown Miami.

A Connected Amenity Experience

Global Traveler describes the two towers as a connected residential experience, joined by an elevated third-floor amenity bridge. Wellness spaces are planned to include a fitness center, spa and recovery zones, a lap pool, cold plunge, infrared and steam saunas, and outdoor training areas.

The social and recreation program extends beyond wellness. Planned spaces include a restaurant, dining salons, a library, game lounges, a movie room, golf and Formula 1 simulators, children’s playrooms, splash pads, outdoor play areas and a padel court. The breadth of the program reflects an approach in which hospitality service and daily residential life are designed to operate together.

Why Miami Design District Aligns With Kempinski

Joseph Da Grosa, founder and chairman of DaGrosa Capital Development Partners, called the launch a “significant moment” and pointed to the Miami Design District’s concentration of art, design, dining and high-end retail as a natural match for Kempinski. In Global Traveler’s framing, that alignment gives the brand a recognizable cultural setting for its first U.S. residential chapter while extending its service-led approach into one of Miami’s most internationally visible neighborhoods.
