The project is being developed by DaGrosa Capital Development Partners, with Arquitectonica leading architecture, Rockwell Group designing the interiors, Enea overseeing landscape architecture and ISG World leading sales. Florida YIMBY reports 132 private residences across two 20-story towers, together with six townhomes and 17 guest suites available exclusively for purchase by residents.
Homes at Kempinski Residences Miami Design District are planned with two to four bedrooms and approximately 2,100 to 3,100 square feet of interior living space, with total living areas reaching up to about 3,700 square feet. Expansive terraces are designed to capture views toward Biscayne Bay and the Downtown Miami skyline. At the time of publication, pricing was expected to begin at approximately $3.7 million, with completion targeted for the fourth quarter of 2029.
An Amenity Bridge Connects Wellness and Social Spaces
Florida YIMBY describes an amenity program distributed across both towers and connected by an elevated third-floor bridge. Wellness spaces are planned to include a fitness center, spa and recovery areas, lap pool, cold plunge, infrared and steam saunas, and outdoor training areas.
Social and entertainment spaces are expected to include a restaurant with terrace seating, dining salons, a library with wine and game lounges, a screening room, and golf and Formula 1 simulator rooms. Family-focused amenities include children’s playrooms, splash pads, shaded play areas and a padel court, while landscaped grounds will incorporate electric-vehicle charging stations.
Kempinski Hospitality Enters the U.S. Residential Market
Kempinski Group is expected to oversee daily management and hospitality services, extending the brand’s operational approach into a standalone Miami residential development. Florida YIMBY presents that service model as a defining element of the project and a key distinction within the city’s growing branded-residence market.
With its Biscayne Boulevard location, international design team and hospitality-led program, the development also adds to the Miami Design District’s expanding residential pipeline.
