Kempinski’s U.S. Debut Adds Twin Residential Towers to Miami Design District

Hoodline places Kempinski Residences Miami Design District within the neighborhood’s shift from a luxury retail and gallery destination toward a more complete mixed-use district. Kempinski’s first U.S. residential development is planned as a pair of 20-story towers at 3801 and 3883 Biscayne Boulevard, bringing the European hospitality brand to the gateway of the Miami Design District.

A Hospitality-Led Residential Debut

According to Hoodline, the development is planned with roughly 132 private residences, six townhomes and 17 guest suites reserved for residents. The two towers will be connected by an elevated third-floor amenity bridge, while two- to four-bedroom homes are designed with expansive terraces oriented toward Biscayne Bay and the Downtown Miami skyline. Delivery is targeted for the fourth quarter of 2029.

DaGrosa Capital Development Partners is developing Kempinski Residences Miami Design District, with Kempinski Group overseeing day-to-day residential services and ISG World leading sales. Hoodline reports interior living areas of approximately 2,100 to 3,100 square feet and identifies Arquitectonica as architect, Rockwell Group as interior designer and Enea as landscape architect.

Amenities Extend the Kempinski Service Model

The planned amenity program reflects the project’s hospitality positioning. Hoodline highlights spa and recovery facilities, a lap pool and cold plunge, a padel court, children’s playrooms and splash pads, as well as restaurant and private dining spaces, a library, screening room, golf and Formula 1 simulators, and electric-vehicle charging stations.

Hoodline also emphasizes the way the two towers are being presented as one service-centered residential complex rather than two independent condominium buildings. That approach connects the architecture and amenities to Kempinski’s hotel heritage while adapting its service model to a private residential setting.

Part of the Design District’s Residential Shift

Beyond the project itself, Hoodline frames Kempinski’s arrival as part of a broader transition in the Miami Design District. New branded and design-led residential proposals are adding density to an area long defined by galleries, architecture and luxury boutiques, extending the district’s activity beyond retail and cultural uses.
