South Florida Agent Magazine reports that Kempinski Residences Miami Design District will mark Kempinski Group’s first branded residential project in the United States. Located at 3801 and 3883 Biscayne Boulevard, the development is being led by Miami-based DaGrosa Capital Development Partners, with ISG World spearheading sales and delivery targeted for the fourth quarter of 2029.
A Two-Tower Debut for Kempinski in the U.S.
As reported on March 4, 2026, the project was planned with 132 condominiums across two 20-story towers, plus six townhomes and 17 guest suites. Residences were described as ranging from two to four bedrooms, with approximately 2,100 to 3,100 square feet of interior space and total living areas reaching up to 3,700 square feet. Terraces are planned to capture views of Biscayne Bay and downtown Miami.
European Hospitality Meets Miami Design
Kempinski Group CEO Barbara Muckermann described Miami as a place where “timeless luxury and visionary development converge at the highest level.” Her comments frame the city as a natural setting for Kempinski’s first U.S. residential flag, with the brand’s European service culture informing an urban lifestyle centered on design, culture and connection.
An International Design Team Shapes the Project
The project brings together Arquitectonica for architecture, Rockwell Group for interiors and Enea for landscape architecture. The combination creates a coordinated residential vision across the towers, private homes, amenity spaces and landscaped outdoor areas.
Amenities Span Wellness, Dining and Family Life
South Florida Agent Magazine details a third-floor amenity bridge with a fitness center, spa, lap pool, cold plunge, saunas and outdoor training areas. The program also includes a restaurant with terrace seating, dining salons, a library, screening room, golf and Formula 1 simulator rooms, children’s playrooms, splash pads, shaded play areas and a padel court.
Service Sets the Branded Residence Apart
ISG World CEO Craig Studnicky points to Kempinski’s hospitality heritage as a defining element of the residential offering, describing the brand as bringing a “rare standard of service and refinement” to Miami’s branded residential market. Paired with the creative energy of the Miami Design District, the project is positioned as a service-led addition to South Florida’s growing branded-residence landscape.
With its Biscayne Boulevard location, international design team and broad amenity program, Kempinski Residences Miami Design District represents a significant U.S. milestone for the European hospitality brand. South Florida Agent Magazine presents the development as a new residential expression of Kempinski’s service philosophy within one of Miami’s most design-focused neighborhoods.
