Kempinski Joins a Spring Wave of Amenity-Rich Luxury Residences in Miami

Mansion Global’s spring survey of Miami-Dade’s newest condominium launches shows how developers are competing through scale, branded hospitality and increasingly specialized amenity programs. The report spans downtown Miami, Miami Beach, North Beach, North Miami and the Miami Design District, placing Kempinski Residences Miami Design District among five projects shaping the season’s luxury pipeline.

Miami’s Spring Launches Stretch Across Distinct Neighborhoods

The roundup ranges from Delano Residences Miami, a planned 90-story supertall with an observation deck, to Ocean Terrace Resort Residences and the reimagined Cromwell House at Shore Club Private Collection. In North Miami, Continuum 12000 centers its concept on a 150,000-square-foot waterfront sport and wellness hub. Together, the projects illustrate how branded service, wellness, outdoor living and destination-scale amenities are becoming central to Miami’s new-development story.

Kempinski Brings European Hospitality to the Design District

For Kempinski, the Miami Design District project represents the European hospitality brand’s first residential development in the United States. Mansion Global reported 132 residences across two towers, including six townhomes and 17 guest suites reserved for residents, with two- to four-bedroom homes ranging from approximately 2,100 to 3,100 square feet. At the time of publication, pricing was listed from $3.7 million, with sales already underway and delivery targeted for the fourth quarter of 2029.

The design team brings together Arquitectonica for architecture, Rockwell Group for interiors and Enea for landscape architecture. The project’s relationship to Biscayne Bay is also part of the residential experience, with expansive terraces and views toward the water and Downtown Miami skyline.

Amenities Expand the Definition of Branded Residential Living

Mansion Global highlights an amenity program spanning pools, private dining and social spaces, hotel-style services, fitness and recovery areas, cold plunge and sauna experiences, outdoor training, a terrace restaurant, screening room, wine and game lounges, golf and Formula One simulators, children’s spaces, splash pads and a padel court. The mix reinforces a broader shift across Miami luxury development: the residence itself is only one part of the ownership proposition, alongside service, wellness, recreation and spaces designed for everyday connection.

Miami’s New Development Market Moves Beyond a Single Luxury Formula

By placing Kempinski alongside a downtown supertall, resort residences in North Beach, a restored Art Deco address in South Beach and a wellness-focused waterfront community in North Miami, Mansion Global captures the range of concepts entering the market at once. Kempinski’s contribution to that mix is distinctly hospitality-led, pairing an internationally established service culture with the growing residential identity of the Miami Design District.
