Executive Bulletin presents Kempinski Residences Miami Design District as Kempinski Group’s first branded residential project in the United States, bringing the company’s 150-year luxury-hospitality heritage into a standalone residential setting at the gateway to the Miami Design District. Developed by DaGrosa Capital Development Partners, the 138-residence, two-tower project places Kempinski’s service culture at the center of the ownership experience, with ISG World leading sales efforts.
A U.S. First at the Gateway to the Design District
Located at 3801 and 3883 Biscayne Boulevard, the development is planned with 132 private residences across two 20-story towers, along with six townhomes and 17 guest suites reserved for resident purchase. Homes will range from two to four bedrooms, with approximately 2,100 to 3,100 square feet of interior space and total living areas reaching up to 3,700 square feet. Expansive terraces are designed to frame views of Biscayne Bay and the Downtown Miami skyline.
Design and Service Work as One Residential Experience
Arquitectonica is leading the architecture, Rockwell Group is shaping the interiors, and Enea is responsible for the landscape design. Executive Bulletin connects that international design collaboration to Kempinski’s hospitality model: daily management services will be overseen by Kempinski Group, extending the company’s European approach to personalized service into residents’ everyday routines. CEO Barbara Muckermann positions the project within Kempinski’s “The Good Life” philosophy, centered on culture, connection, authentic living, design and attentive service.
An Elevated Amenity Bridge Connects the Two Towers
Amenities will span both buildings and meet at an elevated third-floor bridge. Wellness spaces are planned to include a fitness center, spa and recovery areas, lap pool, cold plunge, infrared and steam saunas, and outdoor training zones. Social offerings will include a restaurant with terrace seating, dining salons, a library with wine and game lounges, a screening room, and golf and Formula 1 simulators. Family-focused areas will add children’s playrooms, splash pads, shaded play spaces and a padel court within landscaped grounds.
A Long-Term Residential Chapter for Kempinski in Miami
Executive Bulletin describes the project as Kempinski’s first stand-alone branded residential development in the United States and a significant extension of the company’s international residences portfolio. Completion is slated for the fourth quarter of 2029, establishing a long-term presence for the European hospitality brand in one of Miami’s most design-focused neighborhoods.
