Kempinski Brings Its First U.S. Branded Residences to Miami Design District

Resident Magazine reports that Kempinski Group is entering the United States branded-residence market with Kempinski Residences Miami Design District, a two-tower development by DaGrosa Capital Development Partners at the gateway to one of Miami’s most design-driven neighborhoods. ISG World is leading sales, while Kempinski’s hospitality identity is being carried into a standalone residential setting.

Miami Becomes the Setting for Kempinski’s U.S. Residential Debut

Kempinski CEO Barbara Muckermann presents Miami as a market where established luxury and ambitious development meet naturally. She connects the launch to the company’s “The Good Life” philosophy, describing a residential experience built around culture, connection, authenticity, European design and the service standards associated with the brand.

Joseph DaGrosa, founder and chairman of DaGrosa Capital Development Partners, similarly points to the Miami Design District’s transformation into an internationally recognized destination for art, architecture, dining and high-end retail. In his view, that environment aligns with Kempinski’s heritage of hospitality and service, giving the partnership a foundation that extends beyond use of the brand name.

132 Private Residences Across Two Towers

The property is planned for 3801 and 3883 Biscayne Boulevard. Resident reports 132 private residences across two 20-story towers, together with six townhomes and 17 guest suites available exclusively to residents. Homes will range from two to four bedrooms, with interiors of approximately 2,100 to 3,100 square feet and total living areas reaching as much as 3,700 square feet.

Expansive terraces are designed to capture Biscayne Bay and Downtown Miami skyline views. Arquitectonica is leading the architecture, Rockwell Group is designing the interiors and Enea is responsible for landscape architecture. The collaboration is positioned around the Design District’s existing emphasis on architecture, material quality and urban integration.

Hospitality Service Moves Into Everyday Ownership

The development draws on Kempinski’s international portfolio across Europe, the Middle East and Asia, but its branded component is intended to extend beyond visual identity. Kempinski will oversee daily management services, bringing a hospitality-forward operating model into the residential experience.

Craig Studnicky, CEO of ISG World, identifies that service heritage as a central point of differentiation. His perspective is that luxury buyers already understand strong architecture and design; Kempinski adds a longstanding culture of personalized attention and refinement that can shape how the property operates after residents move in.

Amenities Span Wellness, Social Life and Families

Amenities will extend across both towers and connect through an elevated third-floor bridge. Planned wellness facilities include a fitness center, spa and recovery zones, lap pool, cold plunge, infrared and steam saunas, and outdoor training areas. Social spaces will include a terrace restaurant, dining salons, a library with wine and game lounges, a screening room, and golf and Formula 1 simulator rooms.

Children’s playrooms, splash pads, shaded play areas and a padel court add a family component, while landscaped grounds and electric-vehicle charging stations extend the program outdoors. Resident reports that completion is scheduled for the fourth quarter of 2029, with a sales gallery at 455 NE 38th Street.
