The February 2026 coverage emphasizes Miami as Kempinski’s first branded residential project in the United States. Two Towers at the Design District Gateway
The development is planned at 3801 and 3883 Biscayne Boulevard with 138 residences—132 private apartments and six townhomes—plus 17 guest suites available exclusively to residents. Homes will span two 20-story towers, range from two to four bedrooms and offer approximately 2,100 to 3,100 square feet of interior space, with total living areas up to about 3,700 square feet and terraces facing Biscayne Bay and the Downtown Miami skyline.
Design and Management Built Around Hospitality
Arquitectonica is leading the architecture, Rockwell Group is responsible for interiors and Enea is overseeing landscape architecture. Day of Dubai links the design to the Miami Design District’s focus on contemporary architecture, materiality and urban integration. Kempinski Group will oversee daily management and hospitality services, extending its international service culture into the residential experience.
Amenities for Wellness, Social Life and Families
Amenities will span both towers and connect through an elevated third-floor bridge. The program includes a fitness center, spa, lap pool, cold plunge, infrared and steam saunas, outdoor training areas, a terrace restaurant, private dining salons, a library, wine and game lounges, a screening room, and golf and Formula 1 simulators. Children’s playrooms, splash pads, shaded play areas and a padel court add a multigenerational component, alongside landscaped grounds and electric-vehicle charging.
Day of Dubai ultimately positions the project as a service-driven residential model in which Kempinski’s European hospitality standards shape management, amenities and everyday living within the Miami Design District.
