Haute Residence takes readers inside Kempinski Residences Miami Design District, presenting new renderings of Kempinski’s first residential project in the United States. At the gateway to the Miami Design District™, the development brings the brand’s more than 150 years of European hospitality heritage to a neighborhood shaped by art, fashion, architecture and design.
Two Towers Designed as One Residential Experience
Rather than treating its buildings as separate addresses, the project organizes them as a connected whole. Two 23-story towers at 3801 and 3883 Biscayne Boulevard are joined by a fourth-floor amenity bridge, creating a shared resident experience across the development.
As reported by Haute Residence, the program includes 128 residences, 18 guest suites and six townhomes, with pricing beginning at $3.7 million. The bridge also supports a broader resort-style plan distributed between the towers, including twin pool decks, a dedicated yoga lawn and a landscaped pedestrian alley below.
European Hospitality Reframed for Miami
Kempinski’s U.S. residential debut arrives as Miami continues to strengthen its role as an international gateway. Haute Residence notes that ISG World, the project’s sales team, has identified demand from buyers in Latin America, the Middle East and Turkey, reflecting the city’s expanding appeal to globally mobile owners.
That international perspective is central to the project’s positioning. Kempinski’s heritage supplies a service-led foundation, while the Miami Design District™ offers immediate access to one of the city’s most influential cultural and retail destinations. Together, they frame ownership around connection: to the neighborhood, to Biscayne Bay and to a hospitality culture designed for everyday residential life.
A Design Team Focused on Daily Living
The creative team brings together Arquitectonica for architecture, Rockwell Group for interiors and Enea for landscape design. Their work translates a hospitality sensibility into private homes and shared spaces, with an emphasis on proportion, natural materials and a close relationship to the water.
Within the residences, primary suites open to spa-style bathrooms where freestanding tubs are oriented toward Biscayne Bay. Kitchens pair waterfall marble with bay-facing islands. These choices place views, light and livability at the center of the interior experience while extending the project’s refined service standard into the home.
A Residential Address in the Miami Design District™
For two decades, the Miami Design District™ has evolved into an internationally recognized destination for luxury retail and culture. Kempinski Residences introduces a globally branded residential presence within that setting, giving owners a home in the district itself while keeping Downtown Miami and Brickell within a short drive.
Prospective buyers can preview the project’s finishes and layouts at the sales gallery, now open at 455 NE 38th Street in Miami. The gallery offers an early look at how Kempinski’s hospitality heritage and the project’s design collaboration will be expressed in the completed residences.
