Kempinski Makes Its American Debut in Miami’s Design District™

In its Autumn 2026 Branded Residences Special, ATTiCO examines why Kempinski Residences Miami Design District represents a consequential first for the European hospitality group: Kempinski is entering the United States through a residential address, rather than opening a hotel first.

A Residential First for Kempinski in the United States

The move reverses the path often taken by branded residences, which typically follow an established hotel operation into a new market. In Miami, Kempinski and DaGrosa Capital Development Partners are introducing the brand through full-time homes, translating a hospitality culture refined over roughly 150 years across Europe, the Middle East and Asia into an American residential setting.

For buyers, the proposition extends beyond a familiar name. It brings Kempinski’s service perspective into ownership at the point where the Miami Design District™ meets Biscayne Bay, pairing an internationally recognized hospitality identity with one of Miami’s most design-led neighborhoods.

Two Towers Designed Around Hospitality

The development is planned for 3801 and 3883 Biscayne Boulevard, with DaGrosa Capital Development Partners leading development and ISG World overseeing sales. Two 23-story towers will include 128 residences and six standalone townhomes, as well as 18 guest suites available for owners to reserve for visiting family and friends.

Residences are expected to range from approximately 2,100 to 3,100 square feet, with total living areas reaching up to 3,700 square feet when terraces are included. Pricing begins at US$3.7 million, and completion is scheduled for the fourth quarter of 2029, according to ATTiCO.

Arquitectonica is shaping the architecture, Rockwell Group is directing the interiors and Enea is responsible for the landscape design. A fourth-floor amenity bridge connects the towers, bringing together two pool decks, a yoga lawn, lap pool, cold plunge and open-air training areas. The porte cochère and sky bridge reinforce an arrival experience conceived with the choreography of hospitality in mind.

The Design District Becomes a Residential Neighborhood

ATTiCO places the project within the Miami Design District™’s continuing evolution from a destination for retail and culture into a place for daily life. Its walkable scale, courtyard restaurants and concentration of design-focused businesses give the neighborhood a distinct identity, while its proximity to Downtown Miami and Brickell keeps the city’s principal business centers within easy reach.

“Trust of the kind Kempinski has built does not reset when a brand crosses an ocean. It travels with the name.”Joe DaGrosa, founder and chairman of DaGrosa Capital Development Partners

DaGrosa describes Kempinski’s placement in the district as a natural step in the area’s growth. The choice reflects a shared emphasis on craft and discernment, while the open views toward Biscayne Bay introduce a quieter counterpoint to the neighborhood’s creative energy.

A Sales Gallery Built for Closer Inspection

At 455 NE 38th Street, the project’s sales gallery gives prospective owners a tangible preview of the residences ahead of delivery. A fully furnished model residence incorporates B&B Italia furniture and pieces from Brazilian interior design company 55design, allowing visitors to evaluate materials, cabinetry and spatial character in person rather than relying solely on renderings.

That physical experience is especially relevant for international buyers making decisions from abroad. The gallery also serves as the setting for broker previews and press walkthroughs, helping translate the project’s hospitality-led approach into a residential experience that can be understood before the towers are complete.

Interest from the United States and Abroad

Early buyer interest reflects Miami’s increasingly global profile. ATTiCO identifies one group arriving from the Northeast and West Coast, including technology and private-equity executives relocating with their companies, and another formed by buyers from Latin America, the Middle East and Turkey.

For many international prospects, familiarity with Kempinski already exists through hotel stays abroad. The Miami residences offer a way to bring that service culture into the home, combining the confidence of a known hospitality name with the cultural access of the Miami Design District™ and the restorative perspective of Biscayne Bay.
