CPP-LUXURY presents Kempinski Residences Miami Design District as a significant U.S. milestone for Kempinski Group, bringing the company’s European hospitality heritage into a standalone residential setting at the gateway to the Miami Design District. Developed by DaGrosa Capital Development Partners, the project pairs a service-centered ownership experience with architecture, interiors and landscape design shaped for one of Miami’s most design-focused neighborhoods.
A U.S. Residential First for Kempinski
The development marks Kempinski Group’s first branded residential project in the United States. CPP-LUXURY notes that ISG World will lead sales efforts, while Kempinski’s role extends beyond branding: the company is expected to oversee daily management services, bringing a hospitality-forward operating model into residents’ everyday experience.
Two Towers Designed Around Miami Living
Located at 3801 and 3883 Biscayne Boulevard, the project was announced with 132 private residences across two 20-story towers, together with six townhomes and 17 guest suites available exclusively to residents. Residences will range from two to four bedrooms, with approximately 2,100 to 3,100 square feet of interior space and total living areas reaching up to roughly 3,700 square feet.
Expansive terraces are planned to frame views toward Biscayne Bay and the Downtown Miami skyline. Arquitectonica is leading the architecture, Rockwell Group is responsible for the interiors and Enea is overseeing landscape architecture, bringing together an international design team within the architectural and material context of the Miami Design District.
Hospitality Service Extends Beyond the Private Residence
CPP-LUXURY emphasizes that the residential concept draws from Kempinski’s international portfolio across Europe, the Middle East and Asia. The service model is intended to translate the brand’s hospitality standards into a residential environment, with Kempinski overseeing day-to-day management rather than treating service as a separate amenity.
Amenities Connect Wellness, Social Life and Family
Amenities will extend across both towers and connect through an elevated third-floor amenity bridge. Planned wellness spaces include a fitness center, spa and recovery areas, a lap pool, cold plunge, infrared and steam saunas, and outdoor training areas. Social spaces will include a restaurant with terrace seating, dining salons, a library with wine and game lounges, a screening room, and golf and Formula 1 simulator rooms.
Family-oriented amenities will include children’s playrooms, splash pads, shaded play areas and a padel court, surrounded by landscaped grounds with electric-vehicle charging stations. Together, the program reflects CPP-LUXURY’s presentation of the project as a full-service residential environment built around wellness, entertaining and multigenerational living.
A Long-Term Addition to the Miami Design District
Completion is slated for the fourth quarter of 2029.
