Kempinski Centers Service and Design in Its U.S. Residential Debut

Breaking Travel News details the official launch of Kempinski Residences Miami Design District, the first branded residential project in the United States from Kempinski Group. Developed by DaGrosa Capital Development Partners, the project brings the hospitality company’s 150-year legacy into the Miami Design District, with ISG World leading sales.

Miami as the Setting for Kempinski’s U.S. Debut

Kempinski CEO Barbara Muckermann describes Miami as a natural setting for the brand’s approach to luxury, connecting the project with Kempinski’s philosophy of “The Good Life.” Joseph DaGrosa, founder and chairman of DaGrosa Capital Development Partners, points to the Design District’s combination of art, design, dining and high-end retail as a strong match for a brand built around heritage, service and the art of fine living.

A Two-Tower Residential Program

Located at 3801 and 3883 Biscayne Boulevard, the development will comprise 132 private residences across two 20-story towers, six townhomes and 17 guest suites reserved for residents. Homes will range from two to four bedrooms, with interiors of approximately 2,100 to 3,100 square feet and total living areas reaching up to 3,700 square feet. Expansive terraces will overlook Biscayne Bay and the Downtown Miami skyline.

International Design With Hospitality at the Core

Arquitectonica is leading the architecture, Rockwell Group is responsible for the interiors and Enea is designing the landscape architecture. Beyond the physical design, Kempinski will oversee daily management services, making the hospitality operating model a central part of the residential experience rather than simply a brand association.

Amenities Across an Elevated Bridge

The amenity program will span both towers and connect through an elevated third-floor bridge. Wellness offerings include a fitness center, spa and recovery zones, lap pool, cold plunge, infrared and steam saunas, and outdoor training areas. Social and entertainment spaces include a restaurant with terrace seating, dining salons, a library with wine and game lounges, a screening room, and golf and Formula 1 simulators. Family areas include playrooms, splash pads, shaded play spaces and a padel court.

A Q4 2029 Completion Target

Craig Studnicky, CEO of ISG World, highlights Kempinski’s service heritage and attention to detail as differentiators within Miami’s branded residential market. Breaking Travel News reports that completion is planned for the fourth quarter of 2029, establishing a clear timeline for Kempinski’s first U.S. residential chapter.
