PROFILEmiami introduces Kempinski Residences Miami Design District as Kempinski Group’s first branded residential project in the United States, pairing the company’s 150-year hospitality legacy with a new standalone residential address at the gateway to the Miami Design District. Developed by DaGrosa Capital Development Partners, with ISG World leading sales, the project is positioned around European service, design and the neighborhood’s established cultural identity.
A Two-Tower Residential Program on Biscayne Boulevard
Planned for 3801 and 3883 Biscayne Boulevard, the development will include 132 private residences across two 20-story towers, plus six townhomes and 17 guest suites available exclusively to residents. Two- to four-bedroom homes will offer approximately 2,100 to 3,100 square feet of interior space, with total living areas reaching up to 3,700 square feet and terraces oriented toward Biscayne Bay and the Downtown Miami skyline.
Design Connects the Project to the Design District
Arquitectonica is leading the architecture, Rockwell Group the interiors and Enea the landscape design. PROFILEmiami frames the collaboration as an extension of the Design District’s focus on architecture, materiality and urban integration. The project also carries Kempinski’s international residential model into Miami, with daily management overseen by the hospitality group and service positioned as a defining part of the resident experience.
Amenities Bridge Wellness, Social Life and Family Spaces
The two towers will be connected by an elevated third-floor amenity bridge. Planned wellness features include a fitness center, spa and recovery areas, lap pool, cold plunge, infrared and steam saunas, and outdoor training zones. Social spaces will range from a restaurant with terrace seating and private dining salons to a library, wine and game lounges, a screening room, and golf and Formula 1 simulators. Children’s playrooms, splash pads, shaded play areas and a padel court round out the family-focused program.
Kempinski Positions Miami as a Long-Term U.S. Residential Market
The article presents the Miami Design District as a natural setting for Kempinski’s first U.S. residences because of its concentration of art, design, dining and luxury retail. Kempinski CEO Barbara Muckermann connects the project to the brand’s “The Good Life” philosophy, while DaGrosa Capital founder Joseph DaGrosa emphasizes the alignment between the neighborhood and Kempinski’s heritage of fine living and service. Completion is slated for the fourth quarter of 2029.
