Kempinski Introduces Its First U.S. Branded Residences at the Gateway to Miami Design District

HospitalityNet details the launch of Kempinski Residences Miami Design District, the development that will bring Kempinski Group’s first branded residential project to the United States. Developed by DaGrosa Capital Development Partners, the project places the European hospitality brand at the entrance to the Miami Design District, with ISG World leading sales.

132 Residences Across Two Towers

The development is planned for 3801 and 3883 Biscayne Boulevard and will include 132 private residences across two 20-story towers, along with six townhomes and 17 guest suites available exclusively to residents. Residences will range from two to four bedrooms, with interiors measuring roughly 2,100 to 3,100 square feet and total living areas reaching approximately 3,700 square feet.

Expansive terraces will open the homes toward Biscayne Bay and the Downtown Miami skyline. HospitalityNet positions those outdoor spaces as part of a larger design approach that responds to the site and to the Design District’s reputation for architecture and material quality.

Three Design Disciplines Shape the Project

Arquitectonica is responsible for the architecture, Rockwell Group for interiors and Enea for landscape architecture. HospitalityNet describes the collaboration as one informed by the surrounding district’s emphasis on thoughtful urban integration, rather than a purely decorative interpretation of branded luxury.

Kempinski Management Becomes Part of the Residential Offering

The residences will draw on Kempinski’s international portfolio across Europe, the Middle East and Asia, but the operational component is equally important. Kempinski Group will oversee daily management services, embedding a hospitality-led layer into the ownership experience and making the service model part of the development’s core proposition.

An Amenity Bridge Connects Wellness and Social Life

Amenities will extend across both towers and connect through an elevated third-floor bridge. The wellness program includes a fitness center, spa and recovery zones, lap pool, cold plunge, infrared and steam saunas, and outdoor training areas. Social amenities will include a restaurant with terrace seating, dining salons, a library with wine and game lounges, a screening room, and golf and Formula 1 simulator rooms.

Children’s playrooms, splash pads, shaded play areas and a padel court will provide family-oriented options, while landscaped grounds and electric-vehicle charging stations round out the broader residential program. HospitalityNet reports that completion is scheduled for the fourth quarter of 2029, with the sales gallery located nearby on NE 38th Street.
