Kempinski U.S. Debut Highlights Miami’s Branded Residence Momentum

Markets of Tomorrow presents Kempinski Residences Miami Design District as both a company milestone and evidence of Miami’s increasingly global role in branded residential development. The project marks Kempinski’s first entry into the U.S. market and places its hospitality-led residential model at the gateway to the Design District along Biscayne Boulevard.

European Hospitality Meets a Full-Time Residential Setting

Developed by DaGrosa Capital Development Partners, the two-tower project is planned with 132 private residences, six townhomes and 17 guest suites reserved for residents. Homes will range from two to four bedrooms, with approximately 2,100 to 3,100 square feet of interior space and terraces designed to extend views toward Biscayne Bay and the Downtown Miami skyline.

Arquitectonica is leading the architecture, Rockwell Group the interiors and Enea the landscape design. Markets of Tomorrow highlights the team as part of a broader effort to connect the project with the Design District’s emphasis on architecture, materials and urban integration rather than treating branding as a surface-level exercise.

Miami’s Branded Residence Market Provides the Larger Context

The article widens its lens beyond the project itself. Citing Knight Frank’s 2025–2026 Branded Residences Report, it notes that the global sector expanded from 169 developments in 2011 to more than 600, with more than 1,000 projects expected by 2030. South Florida is positioned as one of the markets absorbing a significant share of that growth.

Kempinski Group will oversee day-to-day residential services, extending its hospitality culture into permanent ownership.
