Kempinski’s First U.S. Branded Residences Take Shape as a Standalone Miami Project

Boutique Hotel News reports that Kempinski Group will make its first branded-residence move in the United States with a standalone project in Miami. Kempinski Residences Miami Design District is being developed by Miami-based DaGrosa Capital Development Partners, bringing the hospitality company’s residential model into the U.S. without pairing the homes with a hotel.

A Two-Tower Residential Program Targets Late 2029

Arquitectonica is designing the project, with interiors by Rockwell Group, and the development team is targeting completion in Miami Design District by late 2029. Boutique Hotel News says the plan calls for 132 apartments across two 20-story towers, supplemented by six townhomes.

Seventeen additional suites will be available exclusively for purchase by residents. The primary residences will range from two to four bedrooms and measure approximately 2,100 to 3,100 square feet, creating a relatively large-format ownership program for the new branded address.

An Amenity Bridge Connects Wellness, Leisure and Family Spaces

A third-floor amenity bridge is planned to connect the two towers. The wellness program includes a fitness center, spa, padel court, lap pool, cold plunge, infrared and steam saunas, and an outdoor training area.

BHN also highlights a restaurant with terrace seating, a library paired with wine and game lounges, golf and Formula 1 simulators, and a screening room. Children’s amenities will include a playroom and splash pad, extending the shared-space program beyond adult wellness and entertainment.

Kempinski and DaGrosa Emphasize Alignment With Miami

Kempinski Group CEO Barbara Muckermann describes Miami as a place where longstanding luxury and ambitious development converge. She connects the launch to Kempinski’s “The Good Life” ethos, with culture, connection, authentic living, European design and service forming the residential proposition.

Joseph DaGrosa, founder and chairman of DaGrosa Capital Development Partners, focuses on the Design District’s development into an internationally recognized destination for culture, dining, design and luxury retail. His view is that this environment aligns naturally with Kempinski’s heritage of service and fine living, giving the partnership substance beyond the use of a luxury name.
