Kempinski Residences Miami Design District Opens Sales Gallery

Kempinski Residences Miami Design District has opened its official sales gallery, giving prospective buyers an in-person introduction to the architecture, interiors and hospitality-led residential experience planned for Kempinski‘s first standalone branded residential development in the United States. The milestone comes ahead of the project’s anticipated fourth-quarter 2029 completion and offers an early look at a development positioned at the gateway to The Miami Design District™ with views toward Biscayne Bay and the Downtown Miami skyline.

A First Look at the Residential Experience

Located at 455 NE 38th Street, the sales gallery is just steps from the future development site at 3801 and 3883 Biscayne Boulevard. The space presents the project’s architecture, interior finishes and hospitality-focused lifestyle, translating the residential vision into a tangible experience before construction is complete. Sales are exclusively represented by ISG World.

Joseph DaGrosa Jr., Founder and Chairman of DaGrosa Capital Development Partners, described the gallery as an expression of the experience residents can expect once the project is delivered.

Two Towers Shaped by Hospitality and Design

Kempinski Residences Miami Design District will comprise two 23-story residential towers with 128 luxury condominiums, six private townhomes and 18 guest suites reserved for residents and their visitors. Homes will range from two- to four-bedroom layouts, with approximately 2,100 to 3,100 square feet of interior living space and total living areas reaching approximately 3,700 square feet. Pricing begins at $3.7 million.

The project brings together a globally recognized design team. Arquitectonica leads the architecture, Rockwell Group is responsible for the interiors and ENEA oversees landscape architecture. Expansive terraces are designed to extend the residences outdoors while framing views across Biscayne Bay and the Miami skyline.

Wellness, Social Connection and Everyday Living

The amenity program extends across both towers, connected by an elevated fourth-floor amenity bridge. Wellness spaces are planned to include a fitness center, yoga and Pilates studio, cold plunge, infrared saunas, steam rooms, private treatment rooms, heated loungers and a wellness cafe.

Residents will also have access to an owner’s lounge, private dining room, business center, wine lounge with cigar humidor, music room, podcast studio, children’s playroom, Formula 1 simulator and golf simulator. Outdoor offerings are planned to include multiple pools and spas, landscaped gardens, a private padel court, dog park, playground, splash pad and workout lawn, along with electric vehicle charging stations.

International Interest in Kempinski-Branded Living

Early buyer activity reflects the project’s international positioning. Craig Studnicky, CEO of ISG World, said interest has come from buyers already familiar with the Kempinski brand as well as prospective purchasers in Latin America and the Middle East, including Turkey.
