Kempinski Residences Miami Design District Opens Its Sales Gallery

Kempinski Residences Miami Design District has opened its official sales gallery in Miami, offering prospective buyers an in-person introduction to the hospitality, design and residential vision behind Kempinski’s first branded residential project in the United States. The gallery arrives ahead of the development’s scheduled fourth-quarter 2029 completion and creates a tangible preview of a project positioned at the gateway to The Miami Design District™ with expansive views toward Biscayne Bay.

Located at 455 NE 38th Street, the sales gallery sits just steps from the development site at 3801 and 3883 Biscayne Boulevard. DaGrosa Capital Development Partners and Kempinski are bringing the two-tower development to life, with 128 residences across two 23-story towers, six private townhomes and 18 private guest suites reserved for residents.

International Hospitality Meets Miami Design

The project brings together an internationally recognized design team. Arquitectonica leads the architecture, Rockwell Group is responsible for the interiors and ENEA oversees landscape architecture. Residences range from two to four bedrooms, with interiors of approximately 2,100 to 3,100 square feet and total living areas reaching roughly 3,700 square feet. Pricing begins at $3.7 million, with sales led by ISG World.

The gallery’s July 16 debut brought together leaders from Miami real estate and hospitality. Miami-Dade County Commissioner Vicki Lopez presented proclamations on behalf of Mayor Daniella Levine Cava and the County Commission, including recognition of Joseph DaGrosa, Jr., founder and chairman of DaGrosa Capital Development Partners, and Antonio Primo, along with an official commendation for the project.

The evening reflected the project’s hospitality-led positioning, with Telmont Champagne, a Clase Azul tequila tasting, caviar service, a custom Rolls-Royce VIP lounge, a private Louis XIII toast and a performance by Florida Grand Opera.

“This is a tipping point for Kempinski Residences Miami Design District,” said Joseph DaGrosa, Jr.

The opening also underscores the role the gallery will play in translating the Kempinski experience into the residential sales journey. DaGrosa described the space as a way to bring the essence of the residences and the warmth of Kempinski hospitality to life before a purchase is made. Craig Studnicky, CEO of ISG World, noted that early demand has included buyers already familiar with the Kempinski brand, alongside interest from Latin America and the Middle East, including Turkey.

A 70,000-Square-Foot Lifestyle and Amenity Program

Beyond the sales gallery, the residential experience is organized across both towers and connected by an elevated fourth-floor amenity bridge. The wellness program includes a cold plunge, experiential showers, fitness facilities, heated loungers, infrared saunas, treatment rooms, steam rooms, a wellness cafe and dedicated yoga and Pilates spaces.

Entertainment and social spaces include a card room, music room and game room with Formula 1 and golf simulators. Outdoors, plans include a lap pool and workout lawn at the North Tower, a beach-entry pool, playground and splash pad at the South Tower, as well as a private padel court and dog park at ground level.
